  1. Density < 150 homes/acre - In general, fewer neighbors will be vying for the same play areas, pools, and elevators when the density is lower. This is also indicated on each community's page on Bhumiboss.
  2. Commute ≤ 30 minutes to work and schools
    Instead of mapping it on a Sunday morning, do so during rush hour.
  3. Apart from common amenities like Pool, Gym and Banquet halls, look for supermarket, daycare center, and salon on the premises. This reduces trips outside the community and your car dependency.
  4. Elevator ratio ≥ 1 per 60 apartments - Morning bottlenecks result from anything less. (ping us if you need help with this)
  5. Look for communities that have a car free podium/ground floor. This offers safer play areas, less noise and cleaner air.
  6. Open area ≥ 75% of site - Do not include driveway ribbons; count landscaped podium, ground greenery, and peripheral greens.

Why Density Doesn't Tell the Whole Story 🧐

The homes-per-acre metric is a source of obsession for many buyers, but it can conceal trade-offs:

  • Amenity load-out: Two communities with the same density may have quite different amenity square footage allocations.
  • Tower massing & spacing: A low-rise community may squeeze blocks closer together, reducing light and privacy.
    A larger parcel can "absorb" a higher density while still feeling spacious.

Important conclusions

In spite of the more frightening density figure on paper, Spectra "wins" on variety and breathing room.
